Seegarten site development

The Seegarten residential development was built on Brestenbergstrasse in Seengen, at the edge of the village and in the immediate vicinity of Brestenberg Castle, with a view of Lake Hallwil. The immediate surroundings are characterized by single-family homes and apartment buildings; the project takes this heterogeneous structure of the village area into account with two distinct building typologies: Building A as a point block and Building B as a row house. The layout of the two buildings creates a reception courtyard and a garden courtyard, each with distinct spatial qualities and an engaging sequence of outdoor spaces. The floor plans of both buildings clearly relate to the garden courtyard; the continuous pergola and the living spaces face the garden, while the shared reception courtyard serves as a welcoming space for residents and visitors.

The development comprises 17 rental apartments ranging from 2.5 to 5.5 rooms, including penthouse apartments, as well as a parking garage. Both apartment buildings were constructed to the Minergie-P standard.

As the project developer and general contractor with full cost, quality, and schedule guarantees, HRS Real Estate AG was responsible for the project’s execution on behalf of BR Immobilien AG, Eptingen. The architecture was designed by Frei Architekten AG, Aarau.

A gross floor area of 1,656 m² was created on a lot measuring 2,732 m². Total costs amounted to approximately CHF 10 million, and construction spanned from 2021 to 2023.
