Léman 24 / La Bastida

Located at 24–32 Rue du Léman, in the heart of Martigny, stands a majestic mixed-use building: commercial spaces, standard rental apartments, and a retirement and nursing home with 39 assisted-living units and 68 nursing rooms are all housed under one roof. A two-level covered parking garage completes the complex.

In front of the building is a set-back, publicly accessible forecourt featuring the main entrances to the apartments and shops, as well as the nursing home’s cafeteria terrace. At the rear of the building are two parking levels with 91 private and public parking spaces. On the roof, a large, partially covered terrace serves as a shared outdoor area for all users. The building has six stories and is divided into three zones by vertical interior structures: standard apartments at both ends of the building, the nursing care area in the center, and the operational and administrative spaces of the retirement and nursing home.

The southern forecourt, lined with trees, serves as the main entrance to the apartments, shops, and nursing home; the northern terrace above the parking garage features a children’s playground, a bocce court, giant chess, table tennis, pergolas, and vegetable gardens for people of all ages.

The 28 rental apartments (2- to 4-room) all feature a balcony or penthouse terrace. The care area comprises 68 care rooms and 39 assisted-living 1- to 2-room senior apartments, with common areas primarily located on the lower floors. The entire building is designed to be fully accessible.

The new building consists of an earthquake-resistant reinforced concrete structure with an exposed concrete base and plastered exterior insulation. High-quality materials were used throughout the interior—from PVC and hardwood flooring to tiles in the nursing care area.
