Leonhard Steinengraben 30-36

On Steinengraben, a ring road in the heart of Basel, HRS Real Estate AG has replaced five old townhouses with a new building featuring apartments and offices. The modern residential and commercial building “Im Leonhard” is located about 800 meters north of the Basel SBB train station in a very central location. The city center—including Steinenvorstadt, Barfüsserplatz, and Freie Strasse—is just a few minutes’ walk away; a bus stop and the Steinen parking garage are practically right outside the front door.

The development consists of a five-story main building at Steinengraben 28–36 and a four-story townhouse at Leonhardsstrasse 27. The main building offers space for 200 open-plan workstations, while high-end duplex apartments with penthouse-style features were built on the fourth floor and the top floor. The adjacent townhouse has space for eleven apartments. The park-like inner courtyard provides a contrast to the bustling street scene—a green retreat adorned with deciduous trees. The existing building at the corner of Steinengraben and Leonhardsstrasse was gutted down to the shell and connected to the new wing on Steinengraben to form a single structure.

With its clean, rhythmic frame facade made of coarse-pored concrete elements, the new building blends harmoniously into its surroundings. On the courtyard side, green metal panels arranged at an angle give the space its own distinctive character.

Energy for heating and hot water comes from IWB’s CO₂-neutral district heating network; the office spaces are mechanically ventilated and heated or cooled via ceiling panels.
