Parco Brentani

In the Sottoceneri, the southernmost tip of Canton Ticino, the city of Lugano stretches between the lake of the same name and the surrounding mountains. About ten minutes' drive north of the city center, in the Molino Nuovo district, HRS Real Estate SA delivered the "Parco Brentani" development — an exclusive and highly sustainable flagship project. On a former public parking lot, two residential towers were built comprising a total of 153 apartments with generous terraces, fronted by a large, roughly 3,500 m² city park.

The building consists of a shared base level connecting the two towers; the ground floor houses a Lidl store, the 1st basement level an underground parking garage with separate access for residents and customers, while the 2nd basement level contains cellar and technical rooms. In terms of transport connections, "Parco Brentani" is excellently served: a bus stop with a direct link to Lugano train station is nearby, and the Gotthard A2 motorway is quickly accessible. With more than 40 trees and shrubs, the park also strengthens biodiversity and, with play features such as swings, balance trails, slides, and water features, has become a popular meeting place for all age groups.

Since both towers exceed 30 meters in height, the general contractor had to comply with strict high-rise building regulations as well as fire safety requirements — one of the project's greatest challenges. Despite delays caused by the Covid pandemic, HRS Real Estate SA succeeded in meeting the client's expectations, Credit Suisse Asset Management (Switzerland) AG, and handed over the completed building three months ahead of schedule.
