Lugano
HRS was the winner of a multi-stage investor competition held by the City of Lugano for the Polo Sportivo e degli eventi (PSE). The ambitious challenge: to create a comprehensive sports and events centre for the new Cornaredo district. HRS is developing four interconnected sub-projects centred around a new 10,000-seat football stadium, incorporating spaces for sports and music events, administrative offices, commercial units and residential buildings. The project is complex not only in terms of design but also politically: HRS is coordinating an unprecedented inter-municipal initiative, which will have a significant impact beyond the city, extending to regional policies at the cantonal level.
At the heart of the development, and the first phase of construction, is the new sports stadium, set to open in 2026. Subsequent phases will include two office towers, a service block (housing the municipal police and sports-related activities), a mixed-use building for restaurants and commercial units, and outdoor facilities. Other private buildings planned include a car park. The project underwent an extensive planning phase, involving legal and financial negotiations that HRS successfully navigated to ensure a smooth and consensual approval process.

HRS maximised the use of recycled materials when realising the various buildings: among other things, 4,000 cubic metres of demolished concrete will be repurposed and over 90% of the 30,000 cubic metres of excavated material will be reused. With forward-thinking planning, HRS delivers an environmentally exemplary overall balance.
