Zugerstrasse 41/43/45

The Zugerstrasse 41/43/45 project in Richterswil involved the comprehensive renovation of three existing apartment buildings from the 1960s and their adaptation to current housing and energy standards. The goal of the project was to preserve the existing building stock for the long term, sustainably improve the quality of life for residents, and at the same time significantly increase the buildings’ energy efficiency.

As part of the comprehensive renovation, the building envelopes were extensively renewed. New thermal insulation in the basement and attic areas, along with the replacement of the windows, contribute to an improved energy balance and greater living comfort. At the same time, the balconies were renovated and visually upgraded, making the outdoor spaces more attractive and offering residents additional value.

The apartments themselves were also specifically modernized. The interior renovations included the replacement of kitchens and bathrooms as well as the modernization of selected living areas. Customized room adaptations allowed for a needs-based upgrade of the living spaces and ensured that the apartments meet today’s requirements for functionality and comfort.

HRS Real Estate AG served as the general contractor, overseeing the analysis, design, and execution of the project, and was also responsible for project and construction management. Through careful planning and close collaboration with all stakeholders, the work was carried out efficiently, and the defined quality, cost, and schedule targets were successfully achieved. The project serves as an exemplary demonstration of how existing residential buildings can be sustainably upgraded through targeted renovation measures and preserved for future generations.
